Terms of Service

• Smart Kiraya is a marketplace. Hosts list, guests book. We are not the owner of any property listed.
• You must be 18+ to use the platform.
• Pay on the platform — paying off-platform voids our protections.
• Be respectful, follow house rules, and follow Indian law.
• Disputes are governed by Indian law, courts at Bengaluru.

You sign in using your Indian mobile number with an OTP. Keep your number secure — actions taken from your account are your responsibility.

All bookings, deposits and rent must be paid through Smart Kiraya (Razorpay/UPI). Off-platform payments are at your own risk and our protections will not apply.

Each listing has a cancellation policy chosen by the host. See Cancellation Options for the framework.

Follow the rules in each listing. No illegal activity, no unauthorised guests, no damage. Hosts can ask you to leave and report you for violations.

Listings must be accurate. Photos must be of the actual property. Hosts must hold all licences required under local law (e.g. police verification of tenants, KMC/BBMP/MCD trade licences where applicable).

Smart Kiraya is a venue that facilitates the connection. To the maximum extent allowed by law, our liability for any single booking is capped at the amount we collected for that booking.

Indian law applies. Disputes will be resolved through the courts at Bengaluru, Karnataka, subject to any mandatory consumer-forum jurisdiction.

We may update these terms. Material changes are notified in-app at least 7 days in advance.
