The one rule: the price you see is the price you pay

Every amount on Smart Kiraya is GST-inclusive. There is no drip-pricing — no 'taxes and fees' surprise on the last screen. The checkout shows the full break-up (rent or nightly price, any fee, the total) before you confirm anything.

Listing is free. Hosts pay a commission on completed bookings — nothing up front, nothing for an unbooked calendar. Exact commission appears on the host earnings screen before a listing goes live, and payouts arrive with a full statement.

Is GST charged on top of the displayed price?

No — displayed prices and fees are GST-inclusive. The invoice you receive itemises the tax, but the total never grows after you've seen it.

Do I pay anything to visit a rental property?

No. Browsing, shortlisting and requesting visits are free. The connection fee applies only when you choose to proceed with a specific home.

Are there cancellation charges?

Refunds follow the cancellation policy shown on the listing before you book — timing determines the amount, and it's processed automatically to your original payment method.
